Whether you’ve grown up here, or you’re one of the 180 people moving to Charlotte each day, it’s important to be armed with everything you need to know to buy a home in the Queen City! As a transplant myself, not only have I been through the process, but I’ve helped countless people find their place in this beautiful city I now call home!
Step 1: Find a Realtor®!
When you think you have found one, interview them. I always tell my clients, great agents can all do the same things, but, at the end of the day, buying a home is an important life decision, so it’s important to have someone on your side who not only knows the market, but understands you and your needs. I always recommend choosing an agent who is part of a strong team because then you get the knowledge of your agent as well as multiple seasoned agents and staff members who can make the purchasing process smooth and seamless!
Step 2: Find a Lender, Learn Your Numbers, and Get Pre-Approved
Your realtor should be able to refer you to a great lender but this is another opportunity to research a few options and see who fits you best! Having a lender, and getting pre-approved before you start looking at homes will set you up for success. You will have a better idea of your budget and be ready to move when you find your dream home. Plus, you’ll have all of your documents ready to go when you get under contract so you won’t have to feel as stressed!
Step 3: Research the Areas of Charlotte
Fortunately, this can be done with the help of the realtor you just hired! Charlotte is such a magical city because it truly has something for everyone. Maybe you love the night life in South End and want to be able to walk to the bars and restaurants. Maybe you want the lower taxes and good schools in Fort Mill or Union County. Maybe the water calls you and you want to live on one of our THREE lakes! But whatever it is that’s pulling you to Charlotte, there is a neighborhood that will fit you perfectly – and your realtor can help you find it!
Step 4: Go House Hunting
Let the fun begin!! You’ve probably already started looking at homes on Zillow and Realtor.com but make sure your realtor sets up a search for you. Some brokerages, like Compass, even have private listings that you can see and write an offer on without the competition! Feel free to send your agent other homes you find, but make sure they look up additional information in their own platform so you have the most accurate and up to date information!
Step 5: Write the Offer and Win that Home!!
There are several ways to make your offer strong. Whether it’s a strong purchase price or strong terms, your agent will help you structure an offer to give you the best chance at winning your dream home. TRUST THE PROCESS AND THE TEAM YOU HAVE BUILT!! You’ve done the legwork and now it’s their turn – listen to your agent and your lender, who both have your best interest in mind! Once you’re under contract, your agent and lender will help you tackle the remaining task list including inspections, underwriting your loan, additional negotiations, and scheduling closing!
Step 6: MOVE IN, KICK BACK, AND WELCOME TO THE QUEEN CITY!!
