We’re getting a lot of phone calls asking if now is a good time to buy or sell a home with the COVID-19 concerns.  Our local areas—which extend from Fort Mill, SC, to Mooresville, NC—are either under social distancing OR a shelter-in-place order. Usually, spring is an excellent time and even with self-isolating guidelines in place it can still be a great time. Families are already thinking of the next school year and want to be settled in their new home before it starts. And with a slight dip in inventory, your home will stand out when you list it.  As we have reported over the last two weeks, the market remains strong and homes are selling!

Here’s our commitment to you during this time. 

For buyers:

  1. We will carefully follow all county and state guidelines for Realtors.
  2. All appointments can be conducted via Zoom calls, Facetime, or other phone conference call. Your initial consultation will determine your search criteria and then we’ll send you a digital list of homes for you to view in the safety of your own home. In some counties, we can still visit the home and preview a property for you.
  3. Once you’ve indicated which homes you’d like to see, we’ll send you a virtual property tour and then get on a Zoom call so that we can talk you through each home’s features. 
  4. When you find your dream home, we’ll recommend how to structure the offer, write it up, and send you all documents for electronic signature. Depending on the property, we’ll advise you on the best plan for timing and amount of due diligence and/or earnest money deposit. It’s not uncommon for homes to go under contract and then viewed in person at a later date. Purchase contracts can be crafted to allow for safety and security.
  5. A professional home inspector will then provide a detailed, written report on the condition of the home and we will begin to negotiate any repairs, if necessary.
  6. You can choose to have your closing at your home or at the office of a local attorney. No matter which one best fits your needs, we will ensure that the six-foot rule is followed and all safety measures are taken.

For sellers:

  1. We will carefully follow all county and state guidelines for Realtors.
  2. All appointments can be conducted via Zoom calls, Facetime, or other phone conference call. 
  3. We will send you a CMA and then set up a call to go over a listing strategy, which will include pricing and a marketing plan.
  4. Your home will be professionally photographed and expertly marketed to allow for virtual viewings; however, all open houses and tours will be conducted virtually.
  5. We will present you with offers and negotiate to get you the highest price and ideal timing to meet your goals.
  6. You can choose to have your closing at your home or at the office of a local attorney. No matter which one best fits your needs, we will ensure that the six-foot rule is followed and all safety measures are taken.
